Letter from James Madison Bowler to his wife, Elizabeth Caleff Bowler – December 21, 1863

Dec. 21”, 1863.
My Dear Lizzie:
Yours of Nov. 30” and Dec 1” were recd this morning. I hasten to reply to the business matter, and will answer the rest some other time.
You say that Mr. Dodge offers his land, house etc included, for $1100.00 – $500.00 down, and the rest in one year at 7 per cent interest.
Now, I am going to talk a little, and after I get through talking I shall say something. Financially speaking, it would be a fair investment – $100 rent giving interest of 9 percent on an investment of $1100.
But out of that come taxes and repairs, which would leave a small balance.  If I recollect rightly, though I never took much notice, the house is cheaply gut up and cannot last long, the other improvements of like nature.  I may be in error.  Besides, one year ago, if I am not mistaken, Mr. D. offered the place for $800.00.
I think he appears rather grasping; and a good financier could make him lower those figures ($1100.) considerably, rather than lose a good trade. The least he could do would be to let the balance sum without interest until the end of the year at which time, if not paid, the interest might commence.
Now I have had my say and I leave it entirely with you to do as you think best. We want a house, and I think that would make us a very good one.
Land, too, I presume, has advanced in value during the past year. I have no doubt but that I can furnish the money as required.
Be assured that I shall be fully satisfied with whatever action you choose to take.
